What is debt-to-income ratio?
DTI = required monthly debt payments ÷ gross monthly income × 100. For example, $2,320 in obligations on $6,500 gross income results in approximately 35.7% DTI.
Which payments count?
For mortgage applications, lenders use program-specific definitions. Your estimated housing payment may need to include mortgage principal and interest, property taxes, insurance, HOA dues, mortgage insurance, and other applicable obligations. Enter only required monthly payments, not full revolving credit-card balances. Rent is shown as a housing comparison input; the way rent is treated in an actual mortgage-underwriting DTI calculation may differ. This tool is a screening estimate, not a lending decision.
Does a certain DTI guarantee mortgage approval?
No. Lenders consider credit, assets, loan product, documented income and many other factors. DTI thresholds vary by mortgage program, lender and underwriting circumstances.
